Once you begin the home buying process with Century 21 Alliance, there are three important steps we’ll need to consider: Qualifying, Location, and Closing.

Qualifying: A common mistake made by many homebuyers is to immediately start shopping for homes without pre-qualifying for a loan with a lender. By pre-qualifying you can assure sellers that you have the resources necessary to purchase their home. Sellers are more likely to accept an offer from buyers that have already been approved for a loan. For cash buyers, it is imperative as well to have proof of funds that are available.

Location: The next step in buying your new home, is finding a Location that is right for you.  Keep in mind what neighborhoods you would like to be in, as well as what schools, places of worship and shopping centers will be nearby.  You may want to drive around the general area in which you plan to purchase a home.  If you see an open house or new construction community you’d like to tour, be sure to let the representative or owner know that you have already committed to working with your Realtor® at Century 21 Alliance and tell that representative who your agent is. They do not represent you; they represent the seller.

Once we’ve found the home that’s right for you, your Century 21 Alliance agent will prepare a Comparative Market Analysis, also known as a CMA to determine if the home is priced correctly. Your Realtor® cannot provide you with an opinion of the properties’ value, but can help you establish a realistic offering price to be presented to the Seller. The offer will include price, financing terms and any contingencies concerning the inspections or appraisals to be completed by licensed professionals.

Closing: Once an agreement has been negotiated, the next step is to make sure all the details for the closing have been completed. Your Realtor® will guide you from contract to closing by working directly with the escrow and title companies, mortgage bank, inspectors, appraisers, surveyors, real estate attorneys, and other professionals necessary to secure a smooth transaction.  There are numerous legal documents and reports that are required by law to be completed accurately before transferring ownership of a property to you.
